Pimpama Sports Hub

The Pimpama Sports Hub is coming to the northern Gold Coast. With the population expected to more than double by 2036, the City is gearing up to provide a range of sporting and social infrastructure to existing and future residents.

Our goal is to make the northern Gold Coast one of the most liveable and desirable areas of the city. We are committed to delivering this sporting and community hub so it can become a place for residents and visitors to engage in social, cultural, recreational and educational activities like never before.

Pimpama Sports Hub will be built on a 14-hectare site on the corner of Rifle Range and Bull Roads.

It will provide a state-of-the-art aquatic centre with Olympic standard swimming pool, much needed netball and tennis facilities, and recreational and sporting options for surrounding schools and residents. Multipurpose meeting spaces and a large events park for gatherings such as Carols by Candlelight, markets and outdoor cinema, will also form part of the precinct.

The approved masterplan details a balanced mix of community, aquatic, sport and recreational facilities. The masterplan is flexible to initiate change as participation trends change over time.

The bushland aesthetic will be enhanced with walking trails, community parks and a natural watercourse while retaining 30 per cent of the vegetation.

This new contemporary destination will be Australia’s first 100 per cent energy self-sufficient sporting and community hub with a combination of solar power, battery storage and co-generation systems. The solar power system is 910KW, the battery is 316kWh and the cogeneration system will use natural gas to generate both power and thermal energy to heat the pools. These systems will provide all the power to operate the site and excess power will be exported to the electricity grid.

On completion there will be 182 CCTV cameras for security and safety. This includes 59 cameras outside the buildings to improve safety around the whole precinct.

Vegetation clearing and bulk earthworks will occur between October and December 2019. Terraced levels will be developed early in the project’s construction so they are ready for each of the facilities to be built. Main construction will commence in December 2019.

The City will work closely with the contractor to minimise any impacts to traffic flow. Temporary road closures may occur intermittently to allow for oversized haulage vehicles to deliver materials to the site.

There will also be some impacts during construction of the signalised intersection on Rifle Range Road. More information will be available as the project progresses. We will keep nearby residents and road users informed of any changes.

The contractor appointed to deliver Pimpama Sports Hub will undertake all works within legislated guidelines to manage noise and dust.

Most dust impacts will be during bulk earthworks from October to December and will be suppressed with water spraying.

Construction activity is only expected to create low to medium noise.

In the early works, most site access will be via the contractor’s construction compound near the corner of Bull Road and off Rifle Range Road. Some access will be off Bull Road, opposite Oakwood Street.

There will be no construction parking on Bull Road or Rifle Range Road. All vehicles will be accommodated on site.

The construction entrance and main compound will be located off Bull Road, near the corner of Rifle Range Road.

It is expected that after bulk earthworks and as work progresses, construction workers will access the site via the existing Rifle Range Road entry and off Bull Road, opposite Oakwood Street.

Construction fencing will be erected around the whole site during construction for the safety of all members of the public. Therefore, there will be no public access to the bushland area.

The construction entrance and main site compound will be accessed off Bull Road near the corner of Rifle Range Road. There is an area for storage and contractor parking within the site opposite Oakwood Street. This access is temporary for the duration of the construction only.

A new signalised intersection is being built on Rifle Range Road. This will manage the increased traffic entering and exiting the facility and ensure the safety of all patrons and road users. The intersection currently services the South Coast Restoration Society at the rear of the sports hub. It will become the public entry into the hub.

There will be no public vehicular entry from Bull Road. The only vehicles accessing the facility from Bull Road will be to service the aquatic centre. The public entry will be via a new signalised intersection on Rifle Range Road.

More than 750,000 people annually are projected to utilise the hub. It will provide 409 jobs during construction and contribute more than $161 million into the local economy. Once operational, it will generate more than 42 jobs. Job opportunities will range from pool lifeguard, hospitality, venue management to hub operations and maintenance. There is still a lot to do before these operational jobs are available.

The City’s investment in this major community project as well as numerous transport improvements designed to make a real difference to everyday lives of residents, now and into the future. Over the next four years, the City will be spending an unprecedented amount on roads and active transport in the northern Gold Coast corridor.

The City will also continue to assist the Queensland and Australian Governments to:

  • expand the Gold Coast’s northern transport system to include additional rail stations, bus services and major road upgrades
  • plan for the Coomera Connector.

Major Road projects include:

  • Yawalpah Road – upgrade to four lanes and new bridge over rail, Pimpama
  • Pimpama Western Service Road – new link between Pacific Springs Drive and Mirambeena Drive, Pimpama
  • Christensen Road – Sandy Creek connection, Stapylton
  • Goldmine Road upgrade – to improve school access, Ormeau.

Intersection upgrades include:

  • Days Road and Old Coach Road – intersection upgrade (traffic signals)
  • Tillyroen Road / Upper Ormeau Road – new signals, Kingsholme
  • Goldmine Road / Lahrs Road – signal upgrade, Ormeau
  • Rifle Range Road / Sports facility – new signals, Pimpama
  • Days Road and Williamson Road – intersection upgrade (traffic signals)

Active and public transport initiatives by the Queensland Government to include:

  • increased bus services in areas of residential growth, especially in the northern suburbs.

The City has designed the Pimpama Sports Hub to enhance the natural bushland aesthetic, to create a vegetation buffer around the site and to preserve the natural watercourse that traverses the land.

A corridor of trees remains through the middle of the site as there is a natural watercourse that runs through that area. By retaining the trees the project will embrace the natural bushland aesthetic for passive recreation. There are also some significant trees species in this area that will be protected by doing this.

The City has undertaken ecological studies of the flora and fauna and there have been no significant findings of endangered species.

Significant trees identified in the preserved watercourse area will not be impacted by this project. The State Government has approved the management of these trees under the Nature Conservation Act 1992.

State and Local Government approvals have been granted to clear the existing vegetation.

The sports hub has been designed to retain as much of the natural vegetation as possible. The Bull Road frontage will feature enhanced parkland, a nature play area and walking tracks for improved access to the site. A vegetated buffer will preserve and enhance the perimeter of most of the site.

New $200m development gets underway on Gold Coast

NOT everything in the bricks-and-mortar realm of the digitally disrupted world of retail is shrinking.

At least, it seems, not within the Brisbane-Gold Coast growth corridor.

Work has begun on what is being touted as becoming one of the biggest large format retail precincts in Queensland at the rapidly growing northern end of the Gold Coast.

The $200 million development to be known as Home Focus Pimpama will have more than 53,000sq m of floor space when completed.

Hardware giant Bunnings has already been secured as a major tenant in the homemaker centre, subject to development approval.

Guzman y Gomez, the global casual-dining restaurant chain, is another key tenant that has pre-committed to the first stage of the project.

The large format retail precinct — at Exit 49 on the M1 motorway — is being developed by the Gold Coast-based Baycrown Group, which bought the 24.8ha site at Yawalpah Rd, Pimpama, in 2014 for $14.18 million.

Baycrown’s managing director, Olivia Van Asperen, said the group was excited to be creating the new retail precinct and being a part of the growth of the local community.

“Pimpama is recognised as one of the fastest growing areas in southeast Queensland,” she said.

“Stage one of Home Focus Pimpama consists of 28,017sq m of retail floor space with more than 60 per cent already pre-committed.”

Bunnings is looking to open its new warehouse outlet late next year and there will be about 30 other tenancies ranging in size from 200sq m to 2000sq m in stage one.

Ms Van Asperen said the Baycrown had been working with Paul Ziukelis Architects to masterplan and design the homemaker precinct, which will also feature pedestrian and bicycle linkages and 1200 carparking spaces.

She said an upgrade of Yawalpah Rd to four lanes fronting the Home Focus Pimpama site had created high connectivity and visibility from the M1 and a new link road through the project, named Nexus Drive, would further assist traffic flow in the area.

CBRE’s Andrew Brimson and Sam Macgregor have been appointed as exclusive leasing agents for the project.

Mr Brimson said about 16,500sq m of tenancies in stage one had been pre-committed.

He said along with Bunnings and Guzman y Gomez, leasing deals had been struck with BP Australia, Wild Bean Cafe and Hype Health Club.

“We are into the expressions of interest phase to lease the balance of the stage one tenancies and have a number of national retailers interested in the centre,” Mr Brimson said.

“Given the significant residential development surrounding Home Focus Pimpama there will be a large number of households in the project’s prime catchment area, making for an extremely attractive and strategic location for major large format retailers.”

Baycrown is also in the process of planning a Home Focus-style project in Melton, Victoria.

REVEALED: Location of new Gold Coast train station

The State Government has today revealed the location of a brand new Gold Coast train station.

Minister for Tourism Industry Development Kate Jones said that the new station will be built on the Old Pacific Highway at Pimpama, just south of the new shopping centre.

“We have been listening to the Gold Coast community and we are very excited to announce we have chosen the location of the new Pimpama train station,” the Minister said.
